Sky Gardens at 400 Feet: What BPTP Is Building on Dwarka Expressway
BPTP has announced details of the Sky Gardens integrated within GAIA Residences, its residential development located in Sector 102 along the Dwarka Expressway. Designed as elevated communal spaces embedded within the tower structure, the Sky Gardens form a central architectural and lifestyle component of the project.
Positioned at distinct heights within the towers, the Sky Gardens are structured to function as dedicated zones for wellness, reading, collaboration, and informal interaction. Rather than being confined to ground-level amenities, these shared spaces are distributed vertically, allowing residents access to open-air environments at varying elevations.
GAIA Residences is conceived as a glass-façade residential development inspired by the concept of harmony between built form and natural elements. Drawing its name from Gaia, the Greek personification of the Earth, the project integrates landscaped and open-air areas into the tower design itself. The Sky Gardens are intended to serve both environmental and social purposes, combining greenery with structured amenity spaces.
The highest of these spaces is the Yoga Deck, located at approximately 400 feet. Designed as a dedicated area for meditation and mindful practices, the deck provides an open setting intended for small-group or individual sessions. By situating wellness-oriented spaces at an elevated level, the development introduces an alternative to conventional podium-based amenities.
At approximately 300 feet, the Library Lounge functions as a quiet retreat for reading and reflection. This zone is structured to support low-activity use, offering residents a setting separate from the more dynamic areas of the development. The integration of such a space within the vertical framework of the tower reflects a shift toward mixed-use amenity layering within residential high-rises.
At around 200 feet, the Co-Working Lounge is positioned as a collaborative environment for residents requiring workspace access within the development. The inclusion of a co-working facility within the residential tower aligns with changing work patterns, where remote and hybrid models have increased demand for semi-formal professional environments closer to home. By distributing these functions across multiple elevations, the development aims to balance privacy with accessibility.
The Sky Gardens also contribute to the project’s environmental planning. Elevated landscaped zones can support passive cooling strategies, promote airflow, and introduce vegetation at multiple levels within the tower envelope. Such integrations reflect a broader design approach in which amenity spaces and environmental considerations are addressed simultaneously rather than as separate features.
Located along the Dwarka Expressway corridor, Sector 102 has emerged as a key residential stretch connecting Gurugram with Delhi and the Indira Gandhi International Airport region. Developments in this corridor increasingly emphasize vertical scale and integrated amenity planning, responding to land-use dynamics and infrastructure expansion in the area.
As urban residential formats evolve, developers are increasingly evaluating how vertical real estate can incorporate wellness, work, and leisure within the same structural footprint. The Sky Gardens at GAIA Residences reflect this direction, embedding differentiated spaces for reflection, collaboration, and recreation across multiple heights within the tower design.
